(Maui) — The County of Maui Real Property Assessment Division announced today that the real property assessment notices for 2015 have been completed. The County will send approximately 80,500 real property assessment notices for 2015 to property owners via mail or email on or before March 15, 2015. The 2015 assessed valuations were set as of January 1, 2015, and are based on sales of similar properties through June 30, 2014.
The total assessed valuation of all taxable real property for Maui County has increased from $36.2 billion to $41.1 billion, an overall increase of approximately 13.5 percent. New construction, subdivisions, additions, improvements to existing parcels and rising sales prices all contributed to the overall increase.
The assessment notice property owners are receiving is not a bill; it is a statement of what the County has determined to be the property’s value for tax assessment purposes, utilizing acceptable mass appraisal standards and methodologies. This notice will show the taxable value of the land and (if applicable) improvements, the amount of allowed exemptions, the person who received the exemption and the classification assigned to the property.
Property owners are encouraged to carefully review the document and contact the Division by phone at (808) 270-7297 if they have any questions. If a property owner disagrees with the assessment, general land class, or exemption shown on their real property assessment notice, they may file an appeal with the Board of Review. The deadline for filing an appeal is April 9, 2015 (No exceptions).
The original appeal and one copy of the appeal, including supporting documents and the $75.00 filing fee must be filed by personal delivery, U.S. Postal Service or a private delivery service designated by the Internal Revenue Service as meeting the “timely mailing as timely filing/paying” rule. All personally delivered appeals must be received (date stamped) by the Real Property Assessment Division by 4:00 p.m., on or before the deadline. All appeals sent by U.S. Postal Service or designated private delivery service must be postmarked on or before the deadline. If the appeal does not indicate a postmark or if other methods of delivery are used, including private postage meters, the appeal must be received by the Real Property Assessment Division by 4:00 p.m., on or before the deadline. Appeals may NOT be submitted by fax.
Owners receiving a homeowner exemption are advised that in order to qualify for the 2015 homeowner exemption they must have filed a 2013 State of Hawaii N11 or N13 Resident Individual Income Tax Return with the State Tax Office prior to Dec 31, 2014.
The net taxable value is one of two components used to calculate your real property taxes for the upcoming 2015-2016 tax year. The second component is the tax rate. The tax rate will be set by the County Council in June 2015 as it finalizes the budget for the 2015-2016 fiscal year. The first half installment for the 2015-2016 fiscal year will be mailed on or before July 20, 2015.
